Underpinning is a means of transferring foundation loads to deeper, dense soils or bedrock/limestone. Basically it is the process of modifying an existing foundation system by extending it to or into subsurface strata that is deeper and more stable than the near surface soil that supports the existing foundation system. Auger Piers resemble a giant screw. The flytes are usually 1” blades wrapping continuously around the section of pin pipe. The additional blade also increases load bearing capacity. Helical Piers are screwed down until certain soil bearing capacity is achieved, resistance lock is reached or certain torque is attained. Pressure Piers are driven hydraulically into the soil using the structural weight of the building as a reaction force. Simultaneous Lifts are often recommended by Geotechnical Engineers when a structure or portion of a structure needs to be re-leveled.
